CLE was appointed by the owners of the 1.2 hectare Rockingham Hotel site on the Rockingham foreshore in 2023. Our priorities have been to obtain demolition approval for the existing buildings (one of which is heritage-listed but in poor condition), prepare 3D built form concepts for the overall site and work with the appointed Architect to prepare a development application for a tavern to kick-start the redevelopment process. We have also prepared a project website and delivered several deputations to the Council.
The project has drawn on all of CLE’s practice areas including project strategy, urban design, statutory planning, heritage planning, graphic design and marketing. The high-profile site is steeped in history and in future, it lends itself to a mixed-use outcome comprising residential and commercial elements. CLE recognises the significant opportunities presented by Perth’s housing supply and short-stay accommodation shortages and by the billions of dollars of public investment coming soon to the region via the AUKUS program at Garden Island, Westport and the Port Rockingham marina.

Population growth and the Australia-wide trend toward smaller lots and apartment living is generating demand for self-storage space. Customers are seeking everything from lockers to garages, and the KeepSafe brand is offering a premium product.
In 2022, CLE steered through a Design Review process and obtained development approval for a six-level, 900-unit self-storage facility in Joondalup, responding to an under-supply of self-storage space in the North-West corridor. Self-storage facilities are not well addressed by the planning framework, being similar to warehouses in form but not appearance or function, and CLE worked closely with the local government to establish a mutual understanding.

Acting for the Gnowangerup-based Auspan Group, CLE has recently obtained development approvals for a vehicle fabrication facility in Dalwallinu for Shermac, new space for Katanning H Hardware, a storage facility for an electrical business in Katanning, and a storage facility for a viticulturalist in Broome. These initiatives support regional enterprise and employment and contribute to greater self-sufficiency for the regions and Western Australia as a whole.
